Check-in is between 3:00-6:00pm at the office located at 5987 Route 28, Phoenicia, NY 12464
If you will be arriving after 6pm, please let us know in advance so we can arrange for an after-hours check-in. We kindly request that all after hour arrivals come to the office the following morning so we can ensure that you are settled and have everything you need. Registered guest must be at least 21 years of age to check in.
Check-out is 11:00am. Late check-outs may be arranged for a fee, based upon availability and at the Innkeepers discretion.
The total number of guests should be given when the reservation is made. An additional guest fee of $50 per person/per night will be added where applicable, up to the maximum occupancy per room as listed on our website. If you need to make any adjustments to the number of guests listed on your reservation, please contact the hotel directly, prior to arrival.
Pet Policy: If you are traveling with your furry friend, please let our staff know prior to arrival. A non-refundable dog fee of $70 per pet/per stay will be added to your bill. Maximum of 2 dogs per room. Please see the Pet Policy Details attachment on your confirmation email for additional terms and conditions for pets.
Smoking Policy: For the comfort of all our guests, smoking of any substance (including vaping) is not permitted inside in our rooms or cottages. Additional cleaning fees may be added to your bill if smoke is detected inside your room.
Damages/Cleaning/Missing Items: Guests agree to be responsible for the property, including furniture, fixtures, and the structure. Reasonable costs of repair/replacement/cleaning due to damages, missing items, or unacceptable conditions in the room may be charged to the credit card on file. These charges may be made within 48 hours of check-out and will be communicated to guests. Should a guest's actions cause continuous disturbance or pose harm to other guests or our staff, management reserves the right to have the guest vacated from the property without refund.
Disability Access: Our establishment was constructed in the 1940s and 1950s, and our rooms have steps, small doorways, and are not wheelchair accessible.
By confirming your booking, you agree to receive SMS messages from us regarding your reservation prior, during, and after your stay. You may opt out of these messages at any time by replying "Stop."
Deposit & Cancellation Policy
All reservations must be secured by a deposit equal to 50% of the total cost of the rooms. This will be charged when you make your reservation. The remaining balance will be automatically charged to the credit card on file 14 days prior to scheduled arrival.
Due to the size of the Inn and the seasonality of our business, cancellations affect us greatly. Should you wish to cancel or change your reservation for any reason, we ask that you do so at least 14 days prior to your scheduled arrival date. At that point we will refund your deposit less a service charge of $50 per room. Cancellations made within the 14-day period will be charged the full amount of the reservation.
All cancellation requests for direct reservations must be received via email to info@phoenicialodge.com.
If you booked through an Online Travel Agency (such as Expedia, Booking.com, etc) ALL requests to modify or cancel the reservation MUST be made through OTA with whom you made the booking. Please note that the cancellation policy for Airbnb reservations may be different than stated above. Please refer to the policy on your Airbnb account for details.
We highly recommend the purchase of travel insurance on all reservations during any time of year to protect your vacation investment against unforeseen circumstances, health, weather or otherwise. We do not sell travel insurance but provide the following links for your convenience.
